· All improvements to property are subject to review and approval by the subdivision Architectural Control Committee (A.C.C.) prior to construction. 

· One residential dwelling per lot for single family use.

· Detached garages, workshops, or accessory buildings may be built prior to dwelling.

· No manufactured homes allowed in subdivision.

· Dwelling must have 1600 square feet minimum (2000 square feet in Preserve section )excluding porches and minimum of one (1) car garage.

· All improvements, with the exception of workshops on lots three (3) acres or larger, must be built with new construction materials with exterior walls being eighty percent (80%) masonry, glass, or natural wood (i.e., no aluminum siding, asbestos siding, vinyl siding, plywood siding, or masonite siding).  Cement fiber siding is considered masonry. 

· No time limit exists to begin construction of improvements however, any building, structure or improvement commenced on any lot shall be completed as to exterior finish and appearance within six (6) months from the commencement date.

· Sanitary sewage treatment is the responsibility of the property owner and permits must be obtained from the county in which the property is located.
